SELLING YOUR PROPERTY
Sell with confidence.
I’ll prepare your listing, negotiate with prospective buyers and coordinate each stage of the sale. You’ll know what’s happening and what comes next.
What I’ll do for your sale
Every property needs its own approach to presentation. I’ll recommend what will help yours stand out, and we’ll agree the scope of my work in advance.
Photography, video and floor plans
Prospective buyers need to understand the space and its strengths. I’ll choose the right photography, video and floor plan for your property.
Virtual home staging
For an empty or unfurnished space, a visualisation can help buyers imagine how it could be used. I always clearly label digitally altered images as visualisations.
Listing and marketing
I’ll write the listing and prepare its marketing. I’ll monitor buyers’ responses and use them to recommend the next steps.
Viewings and negotiations
I’ll handle enquiries, arrange viewings and negotiate the terms. I’ll keep you informed of buyers’ feedback and the outcome of negotiations.
Contracts, escrow and the Land Registry
I’ll coordinate legal and contractual services, escrow for the purchase price and the Land Registry process. The precise terms and scope will be set out in our agreement.
Property handover
I’ll arrange the handover and prepare the handover report, making sure it follows the agreed terms of the sale.
A clear agreement from the start.
My fee
We agree my fee individually, based on the property and the scope of work. On average, it is around 3.3% of the sale price. I am not VAT registered. My fee is payable only on a successful sale; the agreement specifies exactly when it falls due.
Length of our agreement
We usually agree an exclusive arrangement for three months. During that time, you’ll get to know how I work. If you’re happy with the service and the sale needs more time, we can agree an extension.
Regular updates
Each week, I’ll give you an overview of the listing’s results, buyers’ responses and the marketing carried out, along with my recommendations for the next steps.
Scope of my work
We’ll agree in advance what I’ll take care of and what we’ll need from you. You’ll know what I’m responsible for and how we’ll work together.
When your sale is part of a bigger plan
Selling and buying your next home
We’ll discuss the timing of the sale, payment and handover so that your move to the next home fits together.
A property with a mortgage
I’ll coordinate the process with the bank’s requirements and the preparation of the transfer. We’ll establish which documents are needed in good time.
An inherited property
We’ll review the available documents, the agreement between the owners and the options for moving forward.
A property that hasn’t sold
I’ll review the price, presentation and feedback so far. Together, we’ll prepare a fresh approach that reflects the actual situation.

Yes. I’ll review the existing listing, price, presentation and available feedback, then recommend specific changes and the next steps.
