LETTING YOUR PROPERTY
Let your property with confidence.
I’ll help you set the rent, find a suitable tenant and agree clear terms from the start.
How the letting process works
01
Rent and preparation
I’ll get to know the property, recommend a rent and prepare the listing.
02
Applicants and viewings
I’ll handle enquiries and viewings, understand applicants’ needs and review the available information.
03
Choosing a tenant
I’ll introduce the applicants and share my recommendation. We’ll make the final choice together.
04
Contract and handover
I’ll coordinate the contractual documents and arrange the handover, including a handover report.
I work for you, the owner.
I work for the property owner, and my fee is paid by the landlord. It is usually at least one month’s rent; we agree the exact amount in advance.
How I choose tenants
I consider whether applicants can afford the rent over the long term and whether the property meets their expectations. Where information is available, I also check references and relevant details of debts or enforcement proceedings.
The checks reflect the information needed and available, and comply with data protection requirements. They help reduce risk; they cannot guarantee a trouble-free tenancy.
If the tenancy ends early
If the tenancy ends within 12 months, subject to the agreed terms I’ll refund a proportion of my commission or find a new tenant without charging another commission.
Frequently asked questions
Who do you work for, and who pays your fee?
I work for the property owner, and my fee is paid by the landlord. It is usually at least one month’s rent; we agree the exact amount in advance.
How do you choose and check tenants?
I consider whether applicants can afford the rent over the long term and whether the property meets their expectations. Where information is available, I also check references and relevant details of debts or enforcement proceedings. I review information only to the extent needed for the selection and in accordance with data protection requirements. Checks help reduce risk; they cannot guarantee a trouble-free tenancy.
What if the tenancy ends early?
If the tenancy ends within 12 months, subject to the agreed terms I’ll refund a proportion of my commission or find a new tenant without charging another commission.
Is the highest rent always the best option?
Not always. I consider periods without a tenant, demand and the prospects of a long-term tenancy. What matters is the overall result.
